Sohna luxury amenities don't justify premium
Visited Avani Floors last weekend. Amenities toh dikha rahe hain, like a big clubhouse and pools. But as an investor, I'm wondering, do these 'luxury' features actually translate to higher resale ya better rent in Sohna? Currently in a 2BHK, thinking of a 3BHK upgrade. Maintenance charges bhi badhenge, will people actually use these facilities ya bas showpiece ban ke reh jayenge?

Yaar, this is the biggest dilemma with these peripheral areas. Builders market it like Golf Course Road, but the ground reality is different. Sohna's connectivity is improving, no doubt, but for premium rents, people still prefer areas closer to the main Gurugram city or even near Airport Road. For an investor, the yield might not justify the premium for these amenities, especially with possession so far out (2030!). It's a huge gamble on future demand.
Totally agree with you. My cousin bought a place near Badshahpur with similar 'luxury' amenities, but the maintenance is killing him and nobody uses the squash court. Just adds to the cost, not the value, yaar.
Sahi baat hai, Sohna mein luxury ka kya value? Mostly end-users toh Gurgaon mein dekhte hain, not these far-off areas.
