Been looking for 8 months now and honestly, I'm fed up of renting. Landlord just raised rent again, so finally taking the plunge in Sohna. EMI vs rent math is making sense. I'm eyeing Anant Raj The Estate Residences, but really concerned about the long-term. Builder ka construction quality initially toh theek lagta hai, but after 1-2 years, what about seepage, cracks? Investor perspective se, high maintenance charges for ghost facilities ya poor construction affecting resale value are big concerns. Also, amenities like the clubhouse, are they actually used daily ya bas showpiece? Koi experience share karo please.

The amenities part is so true! I visited a project in Baharampur Naya, they had a huge clubhouse, Olympic-size pool, squash courts. But jab pucha logon se, they said hardly anyone uses them daily. Mostly weekend pe ya parties ke liye. For daily use, people just want a functional gym and maybe a small park. Paying exorbitant maintenance for 'ghost facilities' jo use hi nahi ho rahi, it's a scam. For a project with 248 units, the fixed costs of maintaining these facilities will be very high, distributed among fewer people.
Bhai, main toh Sohna mein already ek flat le chuka hoon, dusre builder ka. And I can tell you, construction quality is a major concern. After 2 years, cracks started appearing, and seepage is a nightmare. Jab builder ko call karte hain, toh woh RERA number RC/REP/HARERA/GGM/785/517/2024/12 ki tarah details dete hain aur bolte hain warranty period khatam ho gaya. Anant Raj ki construction quality kaisi hai, ye koi bata sakta hai kya? Because at this price point, you can't afford these issues.

I was looking at a project near Airport Road (Gurgaon side) and the per square foot maintenance was insane, almost ₹10/sqft! For Anant Raj The Estate Residences, with such a high ticket size, even ₹5/sqft would be a significant monthly outflow. Plus, if the project is still ongoing (Possession date: 2030-03-01), who knows what the charges will be then? Builders often hike them right before possession. Yeh toh seedha-seedha ROI killer hai.

Sahi kaha, ₹6.7 Cr toh bahut badi baat hai. Maine toh suna hai Anant Raj ka possession date 2030 hai? Itna lamba wait time, aur phir itne high maintenance charges, it feels like a trap. Ismein toh interest bhi kitna lag jayega loan pe. Main toh Badshahpur mein chote plots dekh raha tha, but even there, development charges add up to a lot.

Then later they realise charges are too high for services that aren't even up to mark.
