After two years in my 2BHK, I'm really fed up with maintenance issues and parking fights. Thinking of upgrading to a 3BHK in Sohna, maybe Hermitage Apartment. But I'm wondering about the practical side. Kya wahan bhi maintenance charges high hain but service is zero? And parking allocation, is it reserved ya fir lottery system jaisa nightmare? Don't want to pay a premium just to face the same daily struggles. Is the price jump worth it for actual, usable facilities, or just for bigger space?

U8 and U10 are right. Parking is a nightmare in most new Sohna projects. Builder ko pakad ke rakho for written commitments.

Current market conditions in Gurugram mean you have leverage as a buyer, so don't settle. Always get the parking allocation clearly written in your agreement, otherwise it's a huge headache later. Hermitage ki maintenance charges around Rs 4.75-5 per sqft suni hain, jo kaafi high hain for the services they provide. Parking ka scene bhi lottery jaisa hi hai, reserved slots bahut kam hain. My cousin lives nearby and faces this daily.
Sohna? I'd think twice. Seems like a money pit for maintenance issues only. Better to look towards Airport Road side, thoda expensive but peace of mind.

Hermitage ka developer ka pehle bhi issues rahe hain with project completion and quality. 'Null' status ka matlab hai ki project abhi tak complete nahi hua ya RERA details updated nahi hain, which is a red flag. Be very careful before investing.

Ha bhai, delays toh Sohna mein standard ho gaye hain. Hermitage ka specific toh pata nahi, but builder ka track record dekhna zaroori hai. Many projects near Basai have faced massive delays.
