My advice would be to look at the project's specific amenities, builder's financial stability, and the exact location within Sector 65. If it's too close to the highway or a noisy area, future resale value might be impacted. Don't blindly follow the hype, do your due diligence. Maybe look at other options in Baliawas or other emerging areas too, just to compare.
Agreed with U8. I've been tracking prices in Airport Road (Gurgaon side) and even there, the growth has stabilised. Sohna mein 1.8 Cr for a 3BHK, what's the per sqft rate coming to? And is it ready-to-move or under construction? Under construction mein toh possession date ka darr hamesha rehta hai.
Exactly, U10! 10k/sqft is quite high for Sohna, unless it's a very prime spot or super luxury. Even in some parts of Badshahpur, you can find better deals at 8.5-9k/sqft.
Agar 1.8 Cr mein 1800 sqft ka 3BHK hai, toh around 10k/sqft padega. Sohna ke liye 10k/sqft thoda high end hai, but DLF ke liye possible hai. Average rates toh 7-8k/sqft chal rahe hain for good projects. Ready-to-move hai toh premium banta hai, warna under-construction mein risk hai.
Honestly, Gurugram ka market ab saturation ki taraf ja raha hai, especially after the huge post-covid boom. Sohna will benefit, no doubt, but the 2026-27 timeline might be too aggressive for another massive jump. Agar long-term investment hai (>5-7 years), then maybe. Otherwise, short-term appreciation for 1.8 Cr seems risky. Think about rental yields too, will it cover your EMI?

RERA website pe check karo specific project ka status. Delays toh har builder karta hai, but DLF ka record better hai compared to many others. 1.8 Cr is high, but if it's a luxury segment 3BHK with good amenities, it might be justified for some. Still, negotiate hard!
Wahi toh! Sohna mein traffic aur water supply ka issue hai. Jab tak ye basic infrastructure solve nahi hota, sirf connectivity se kya hoga? DLF projects are usually premium, but Sohna mein itna? Dekho, appreciation depends a lot on actual development. Dwarka E-way toh ban gayi, but Sohna ki connectivity aur social infra kitni improve hui hai, wo matter karega. Builder ka track record check kar lo completion dates pe. Bahut builders Basai side mein bhi delay kar rahe hain.
