Okay I'll be honest — I thought being in real estate would make buying easy. Sohna mein, Sahara Infrastructure ke project mein spot discount ka game alag hai. Broker kuch bolta, builder direct no-negotiation. Is this spot discount real ya bas hype? Broker ke through jaana better hai ya direct builder se deal karein? Any experiences?

Actually, I heard from a friend that some people DID get discounts from Sahara in Sohna, but it was like a very limited-time offer. Maybe it depends on the project phase or inventory clearance? Has anyone here actually got a discount from them?
I know someone who got a small discount on a specific unit in their 'Green Valley' project near Baliawas, but it was like 2 years ago during a festive offer. It wasn't a 'spot' discount on the listed price, more like waiver of some charges. Now, with the current market conditions, I doubt they'd be that generous. Gurugram real estate is picking up, builders are less desperate
Bhai, yeh spot discount ka funda toh poore market mein chal raha hai, especially Sohna mein. Builders are desperate to clear inventory. But Sahara ka case different hai. Mere cousin ne Airport Road pe ek project dekha tha, wahan bhi same scene – broker kuch bolta, builder kuch aur. I think direct builder se baat karna better hai, at least no hidden broker commission. But be ready for a tough negotiation.

Yaar, Sahara Infrastructure ka toh naam hi sunke darr lagta hai. Sohna mein unke projects ka track record bahut badhiya nahi hai. Spot discount toh bas marketing gimmick lagta hai mujhe.
Sahi keh rahe ho. I almost booked with them near Badshahpur last year. Broker ne bhi spot discount ka lalach diya tha, but jab builder office gaya toh they denied everything. Later found out their RERA status was also fishy for another project. Be very careful with these 'spot' offers, they often disappear when it comes to actual booking.
Totally agree. Mere dost ne Baharampur Naya mein phasa hai, same builder ke saath.
