Visited a couple of projects in Sohna last weekend, and honestly, thoda confused hoon. Ashley Estate Floors 4 dekha, ready-to-move hai. Price around 3.5 Cr, possession ka tension nahi hai. Phir Spiti Greenwood Estate bhi dekha, woh under-construction hai. Brochure mein amenities aur layout kaafi sahi laga, but price 3.8-4.4 Cr tak jaa raha hai. Meri main concern hai possession status aur total cost of ownership. Ashley mein sab clear hai, but Spiti mein pre-EMI aur construction quality ka risk hai. Kya under-construction mein builder ka track record zyada important ho jaata hai? Hidden costs bhi toh add hote hain. Jo Sohna mein reh rahe hain, which one would you pick for a family? Same confusion yaar! Spiti ke amenities brochure mein toh kamaal ke lagte hain, pool, gym sab, but 4.4 Cr for UC is too much, especially with all the risks. Ashley mein bhi koi hidden costs hote hain kya after possession, ya 3.5 Cr is the final number?
Meri toh advice hai ki RTM hi lo, especially when you're budget-conscious. Maine bhi ek baar under-construction mein invest kiya tha near Airport Road (Gurgaon side), it was a nightmare. Builder ne 3 saal delay kiya, aur construction quality bhi compromise kar di. Ashley ka to 4 units ka project hai, chhota hai toh shayad quality control better hoga. Definitely! Brokers will never tell you everything upfront, whether it's RTM or UC. Always ask for a detailed cost sheet.
Hidden costs toh har jagah hote hain thode bahut. RTM mein registration charges, stamp duty, fir 2-3 mahine ka maintenance advance. Ashley mein toh 2023 Dec ka possession hai, so mostly sab clear hoga, but still, legal advice le lo ek baar.

Totally agree! Mere friend ka ek project 2 saal late ho gaya Sohna mein. Builder ne bas dates hi di. Ready-to-move mein peace of mind hai.
