Moved into my Signature Global Sohna flat two months back. Possession ke time itne extra hidden charges nikle, especially maintenance deposits. PLC ka toh pata hi nahi chala. Anyone else faced this?

Sohna mein toh abhi kaafi projects aa rahe hain, demand bhi hai. Lekin builders yeh extra charges laga ke buyer ka budget hila dete hain. Gurugram market mein already prices high hain, upar se yeh hidden costs. It makes it really tough for first-time buyers.
Totally relate! Humne bhi 2 saal pehle Baharampur Naya mein ek plot book kiya tha, socha tha chhota sa investment hai future ke liye. Par possession ke time pata chala ki development charges, infrastructure charges, electricity connection fees, sab ke sab initial estimate se double ho gaye hain. Ab lagta hai plot leke galti kar di. Aisa lagta hai builders bas lootne ke liye baithe hain.
U9, RERA mein toh mention hona chahiye, but builders often use vague clauses like 'other statutory charges' or 'development charges as per actuals'. Best practice is to get a clear breakdown of ALL possible charges in writing before booking. Aur ek certified CA se agreement check karwa lo, bahut help milti hai. Mera ek friend Baliawas mein project dekh raha tha, usko yeh advice di thi.

Mera friend Airport Road pe ek project mein tha, uske saath bhi same hua. RERA mein complain bhi kari but kuch khaas hua nahi. Builders ko pata hai log invest kar chuke hain, ab kahaan jayenge.
U2, agreement mein toh tha but figures itne vague the ki samajh hi nahi aaya. Builder ne bola possession ke time final hoga, aur tab tak rates badha diye. Mere case mein toh 150 rs/sqft extra laga for park facing.
Haan bhai, Signature Global ka toh yeh standard practice lagta hai. Meri society mein bhi same drama hua tha, especially with IFMS (Interest-Free Maintenance Security) deposit. Itna high amount tha ki dimaag kharab ho gaya.
