Sohna pre-launch: Discount ya just hype?
Not proud of this but I almost got duped by a pre-launch scheme. I work in real estate, but buying for myself in Sohna feels different, yaar. Max Estates mein Kadarpur ke paas ek plot dekha tha, pre-launch price ₹1.5 Cr bol rahe hain for 150 sqyd. Builder bol raha abhi le lo, baad mein definitely price badhega. But mereko lagta hai pre-launch mein bhi kaafi margin hota hai unka. Is it actually cheaper to buy pre-launch ya wait karke secondary market mein better deal milti hai? Also, construction-linked payment plan vs down payment, which one gives more leverage for negotiation? I know builders play games, so any insider tips on getting a real discount in Sohna would be helpful. Kya lagta hai community ko?

Mujhe toh lagta hai Sohna mein abhi bhi speculative buying chal rahi hai. I bought a plot near Badshahpur a few years back, thinking it would appreciate quickly

Negotiation leverage depends on how desperate the builder is and how much upfront you can pay. Down payment usually gives more power.
