He's stuck with EMI and no rental income. Always check the builder's past project delivery history, not just their marketing. Aur RERA site pe delays check karo.
U7, I think exceptions are rare. Even Godrej, while having a better track record, will price in their brand value. The 'early bird' is mostly for their cash flow. The real value is often just market correction, not a discount.
