Visited a Godrej project in Sector 82 last weekend. I'm eyeing a 2BHK, budget around ₹1.5 Cr, maybe stretching to ₹1.8 Cr for a prime spot. The sales guy was really pushing their pre-launch offer, saying I'd save a lot compared to ready-to-move. Honestly, I'm not sure if these 'early bird discounts' are sahi mein real savings or just hype. Sohna mein, what's the actual track record for capital appreciation on these pre-launch projects? Especially with Dwarka Expressway completing, I'm also looking at Sector 102-113. Builder ka delivery record bhi important hai. Has anyone here bought pre-launch from M3M or DLF? Did you actually get a good deal, ya baad mein regret hua? My parents keep saying only buy RTM, ab samajh nahi aa raha.

I'm also confused. My budget is similar, around 1.6 Cr.
But what about the appreciation potential? Sohna seems to be the next big thing, especially with the upcoming connectivity. If you get in early, isn't that where the real gains are? I heard some people made a killing with DLF projects near Airport Road a decade ago by booking early.
The 'next big thing' is always a trap for first-time buyers. Dwarka Expressway is completing, but many projects there are still stuck. Research carefully!
Haan, Airport Road side toh story alag thi. But now market conditions are different. Sohna mein appreciation hai, but it's not a 'killing'. More like steady growth. For Godrej Sector 82, pre-launch price might be ₹7500-8000 psf. RTM in a similar area could be ₹9500-10000 psf. So on paper, savings are there. But factor in 3-5 years of EMI interest + rent, and the 'savings' vanish. Plus, builder risk. M3M ka delivery track record mixed hai, DLF is generally better.

Totally agree with your parents. RTM is peace of mind. Pre-launch offers look good on paper, but the hidden costs and delays kill the 'savings'.
Bhai, pre-launch is a big gamble. My cousin booked a project in Sector 79 five years back, 'early bird' ke chakkar mein. Still waiting for possession, and the prices haven't appreciated as promised. Builder ne bahut delay kiya. RTM is always safer if you can afford it, no doubt.
