Just got possession of my unit at Signature Global Park 1 last month. Honestly, the finishings are already showing minor cracks and I've noticed some seepage near the balcony after the first heavy rain. It makes me really worried about long-term maintenance costs and how this affects future resale value. And the amenities – the gym is barely used, clubhouse often empty. Do these 'premium' facilities actually attract good tenants or justify higher pricing, or are they mostly for show? Keen to hear other investors' experiences.

Bhai, mera dost bhi Sohna mein le raha tha, but last minute pe back out kar gaya. Usne bhi kuch aise hi issues sune the. Kya aapne RERA docs check kiye the properly? GGM/494/226/2021/62 number toh sahi lag raha hai, but construction quality ka kya?
Exactly! RERA is good for legal safety and possession timelines, but for actual build quality, it's a gamble.
RERA sirf legality dekhta hai, finishing nahi. Yahi problem hai.
Haan, RERA docs toh check kiye the, sab clear tha. But docs mein construction quality ka detail thodi hota hai. Yeh toh site pe hi pata chalta hai. Builder ne toh 'best quality materials' bola tha, ab toh dar lag raha hai.
Totally agree. Sohna mein most projects ka yahi haal hai, especially jo budget-friendly dikhte hain.

This is a common issue with many builders trying to cut costs. My friend had a similar problem with a project near Airport Road (Gurgaon side). They promised a world-class gym, but it's just basic equipment and no trainer. The maintenance charges are high, but for what? It definitely impacts resale. Who wants to buy a property with existing issues and high, non-value-adding maintenance?

Same here, I visited a unit at Signature Global Park 1 before booking, and the sales guy was all about the 'premium lifestyle'. But after seeing your post, I'm really worried. Possession for the project is supposed to be Oct 2024, right? Hope they fix these issues by then.
