Dekho, Sohna ka potential toh hai, especially with the upcoming connectivity to Airport Road (Gurgaon side). But BPTP ka track record mixed hai. Amenities sab projects mein ek jaisi nahi hoti. Totally agree with the maintenance point. It's a never-ending headache.
I used to live in a BPTP society near Basai. Amenities were good for the first year, then they started deteriorating. The clubhouse became dirty, swimming pool was often closed. Resale value pe impact aata hai, especially for flats. Floors mein thoda kam hota hai, but still, a well-maintained society gets better tenants and prices. Aapko ek property manager appoint karna padega.
NRI bhai, ground reality yahi hai ki amenities are mostly for show initially. BPTP ka ek project mera dost Baliawas ke paas dekh raha tha, same issues. Maintenance high aur services substandard. Tenant attraction pe farak padta hai agar park aur gym theek se maintain na ho.
