Sohna projects: are amenities ever delivered as promised?
Okay, I'll say what no one says: brochure mein jo dikhate hain, woh kabhi milta nahi. Just moved into JMS Group Silver Living in Sohna last month. Promised ek dam top-class clubhouse tha, but abhi tak toh adha-adhura hi lag raha. Maintenance charges ka bill aa gaya, but services utni achi nahi lag rahi. Yaar, is this normal for Sohna projects? Disagree? Tell me why.

I think we need to understand that the brochure is a marketing tool. It shows the 'vision'. Real estate projects are complex and take years. Delays are inevitable, and sometimes amenities get deprioritized due to budget or approvals. It's not ideal, but it's a reality. What was the exact possession date mentioned in your agreement, U1?
Yaar, this is why I'm so scared to buy. Everyone says the same thing. My parents are pushing me to invest, but hearing these stories just makes me nervous. Is there ANY builder who actually delivers on promises? Or is this just the norm for the whole industry, especially in developing areas like Sohna?
It's not *every* builder, but it's common enough to be a concern. Some established builders do deliver. But they also charge a premium. For budget-conscious first-time buyers, it's a tightrope walk. You have to weigh the cost savings against potential amenity delays or compromises. What's your budget range, if you don't mind me asking?
Honestly, it's a bit of a gamble everywhere. But in developing areas like Sohna, where there's rapid expansion, it's even more prevalent. Builders want to launch fast to capture demand. You need to do deep due diligence, speak to current residents if possible, and scrutinize the RERA documents. The UPCOMING status for JMS Silver Living with a 2030 possession date should make you extra cautious.
I was actually considering JMS Silver Living! Their brochure looked so good, especially the club house and open spaces. But if this is the reality, then I need to rethink. Is the construction quality at least decent? Or is that also compromised?
Not just Sohna, this is everywhere. My brother booked in a project in Baliawas and the kids' play area is still just an empty patch of mud. They show fancy drawings in the brochure, but execution is always a mess. Did you try complaining to the builder? Sometimes a group complaint helps.
True, group complaint is powerful. But it's so much effort. We just want to move into our homes peacefully. The current market conditions in Gurugram are already tough with prices, and then these hidden issues come up. It's a nightmare for budget-conscious buyers like us.
Group complaint is the only way, honestly. Individually they don't care. We did that for our society for a similar issue. Builder eventually buckled under pressure. Also, check your agreement, sometimes the amenity completion dates are vaguely worded.
Bhai, totally feel your pain. Yeh common hai Sohna mein, not just JMS. Builders promise the moon and deliver a pebble. I bought in another project near Badshahpur a few years ago and the swimming pool was just a big hole for the first year. They keep collecting maintenance but services are always lagging. What's the RERA status of your project, by the way?
Exactly! Maintenance charges toh full lete hain, but security se leke landscaping tak sab adha adhoora. Mera friend Airport Road pe rehta hai, wahan bhi same kahani hai. It's like they know we're first-time buyers and can't do much. So frustrating.
Sahi kaha aapne. Pool ka haal toh har jagah same hai. RERA number is RERA-GRG-1864-2025 for JMS Silver Living, as per their website. It's listed as UPCOMING, with possession date 2030-06-01. Confusing if U1 just moved in, no?
