Sohna projects: Are amenities just for show?
Since selling our big house last year, I've been looking for a compact, low-maintenance flat in Sohna. Kids have moved out, so don't need such a massive place, just something manageable with an elevator, close to a hospital. Honestly, I'm finding it tough. Okay, I'll say what no one says about these Sohna projects, like Signature Global Park 1. Everyone glorifies the fancy clubhouses and sports facilities in brochures, but are they actually used daily? Yaar, most seem like ghost facilities after a year, just adding to maintenance charges for no real value. And parking allocation? Bilkul nightmare! Builders promise ample, but it's often a lottery system for residents, not reserved. Is it fair to pay high EMIs and maintenance for amenities you barely use ya parking ke liye ladna pade? Disagree? Tell me why.

This is so relatable! I've been eyeing Sohna too, thinking it's a good investment away from the Gurugram chaos, especially near Airport Road side for future connectivity. But the OP is right. I visited a couple of projects, not SG Park 1 specifically, but the clubhouses were deserted. Sirf sales office mein AC chalta hai, baaki jagah maintenance ke naam pe bill thama dete hain. And the RERA number for Signature Global Park 1 is GGM/494/226/2021/62, which is good they have one, but does RERA even monitor amenity usage post-possession? I doubt it.
I heard current market conditions in Gurugram are making builders cut corners to keep prices competitive. Sohna projects might be feeling that pressure too. Fewer units (Signature Global Park 1 has 116 units) means higher per-unit maintenance for shared facilities if they are not well utilized.
So true! Our society in Badshahpur has a gym, but most machines don't work. Just for show.
RERA ka kaam possession tak zyada hota hai, after that, it's mostly society management ka headache. Amenities ka use toh depends on residents, but agar builder ne banaya hi bekaar hai toh kaun use karega.
Totally agree with this post! Signature Global Park 1 ke brochures mein toh sab dream jaisa lagta hai, but asal mein kya hai? My biggest worry is high maintenance for things I'll never use. And parking! My friend in another Sohna project literally fights for a spot every evening. Is this the reality now for first-time buyers like us?
Meri ek relative ne Baharampur Naya mein liya tha, same issue. Parking lottery system tha aur facilities ka koi use nahi. It's not just Signature Global, it's a common builder tactic now.
Exactly! And the price range for Signature Global Park 1 is ₹67 L – ₹1.3 Cr. For that kind of EMI, I expect proper amenities, not just showpieces. Plus, the possession is 2024-10-01, so still a long wait.
Haan bhai, same experience. Brochure mein infinity pool dikhate hain, actual mein paani bhi nahi hota theek se. It's a scam sometimes.
