Sohna projects hide quality issues big time
Sohna mein property dekh raha hoon, fed up of renting. EMI vs rent math ab finally sahi lag raha hai. Casa Lure Villas ko visit kiya tha, amenities kaafi dikha rahe hain but construction quality ka kya scene hai after 1-2 years? Builder jo dikhate hain site pe, woh delivery ke time tak maintain hota hai kya? Cracks, seepage ke issues kitne common hain? As an investor, resale value aur maintenance cost pe impact padega na. Kya yahan amenities ke liye extra pay karna worth it hai, ya woh bas show-off hai? Koi apna experience batao, sahi investment hai kya Sohna mein?

Meri ek friend ne Sohna mein property li thi, she faced a lot of issues with plumbing and electricals after 3-4 years. Builder ne help karne se mana kar diya. The 2015 possession date for Casa Lure Villas is a huge red flag for me. For that price, you need something pristine, not something that's already seen 8 monsoons. Have you checked out any RERA registered projects in the new Sohna developments? Maybe that's a safer bet, even if a little further out.
Construction quality is a nightmare in Sohna, generally speaking. I visited a few projects myself, you can literally see cracks in walls even in new ones. Casa Lure Villas ka toh 2015 ka possession hai, toh I'm sure issues honge. Check for water seepage marks on ceilings and walls, especially in bathrooms and balconies. That's usually the first sign of trouble. Also, for 7.7 Cr, you're looking at a very niche market, resale will be tough.
I've heard similar things about many projects in Sohna. Amenities dikha dete hain bade bade, but after a few years, swimming pool ka water dirty hai, gym equipment toot gaya hai, security staff kam hai. It's a common tactic to lure buyers. For Casa Lure, given the 2015 possession, I'd say check the actual condition of the amenities right now, not just what's advertised.
Amenities are a big trap for first-time buyers. We get swayed by the fancy pictures. But who maintains them? What's the society's track record? Is the builder still involved in maintenance? These are critical questions, especially for an 8-year-old property. Builders often wash their hands off after possession.
This is so true! My uncle bought a flat near Baliawas a few years back, same story. Clubhouse was great for the first year, then it just went downhill. Maintenance charges high but no service. You pay for the dream, get the reality later. Casa Lure ka toh abhi se jaake check karo ki kya haal hai.
Bhai, Casa Lure Villas? That's a super old project, possession date 2015 ki hai. Abhi tak agar koi units unsold hain ya resale mein itna high price hai, toh kuch toh gadbad hai na? 7.7 Cr se 9 Cr Sohna ke liye, that's like Gurgaon rates. I'd be very, very careful.
Totally agree. 2015 ke project ke liye itna price, woh bhi Sohna mein, makes no sense. Unless it's some super luxury niche, but even then, old construction always has issues. Meri friend ne Baharampur Naya mein ek plot liya tha, builder ne bola tha development hoga, abhi tak kuch nahi hua.
