Sohna projects: Promised amenities vs reality?

Budget finalised, loan pre-approved — now stuck on which project in Sohna. I'm currently in a 2BHK aur soch raha hoon 3BHK ya villa mein upgrade karoon. Smartworld One DXP dekh raha tha. Builders brochure mein toh sab accha dikhta hai, but possession ke baad construction quality aur amenities ka kya haal hota hai? Yaar, cracks, seepage kitna common hai after 1-2 years? Aur jo facilities promise karte hain, like clubhouse, sports facilities, woh actually usable hote hain ya bas naam ke liye? Is the premium worth it for what we actually get? Real experiences please.
