Sohna projects: The real cost of hidden construction snags?
Since January I've been shortlisting flats in Sohna. Currently in a 2BHK, thinking of upgrading to a 3BHK or villa like Anant Raj The Estate Residences. For investors, how do common construction snags post-possession impact long-term maintenance and resale? Also, are the green areas truly open and usable, or just cramped spaces between towers? Need opinions on this.

It's all about the fine print and builder commitment. For such a high-end project (₹6.7 Cr – ₹8.5 Cr), you should have a detailed walkthrough clause before possession, listing out every single snag. And penalty clauses for delays in fixing them. Otherwise, you'll be running behind them for years. Also, check their RERA history for past projects, if any delays were there.
My experience with 'green areas' in Sohna has been disappointing. Most of the time, they are just small patches of lawn, not really open spaces where kids can play or you can go for a proper walk. Builders count every potted plant as 'green'. For a villa, you'd expect a proper garden, but often it's just a small enclosed space. Check the actual site plan, not just the glossy renders.
I heard Anant Raj has a decent reputation, but for The Estate Residences, the possession date of March 2030 is too far. So many things can change. Plus, 248 units is a lot, imagine the maintenance issues if even 10% have problems. How do you even assess the 'green areas' for a project that's ongoing?
Don't be too swayed by the negativity. Not all builders are bad. Anant Raj has been around for a while. The Estate Residences is still ongoing, so it's early to judge. Maybe check their older projects? My uncle bought a villa from a reputed builder in Baliawas, and he had minor issues, but they were resolved quickly. It really depends on the builder's track record and their commitment to customer service.
I agree with U5. While snags are a real concern, doing your due diligence on the builder's past projects in Sohna or even other areas like Basai is crucial. Talk to residents in their completed societies. That's the best way to get a real picture of their construction quality and post-sales support. Don't just rely on online reviews.
True, but the price point is definitely a concern for first-time buyers. ₹6.7 Cr is a massive amount to put down, and waiting till 2030 for possession is a long time. Gurugram market right now is a bit unpredictable, so future appreciation for such a high-value property in Sohna needs careful thought. What if the market dips?
Guys, I'm seriously looking at Sohna for a 3BHK or a villa like Anant Raj The Estate Residences. But ek doubt hai - construction snags. Post-possession builders ki service kaisi hoti hai? Aur jo green spaces dikhate hain brochure mein, woh actually usable hote hain ya sirf naam ke liye? My budget is tight, so hidden costs from repairs would kill me.
Bhai, you hit the nail on the head! My cousin bought a flat in Badshahpur last year, same builder nahi tha but similar issue. Drainage problems started within 6 months. Builder ne bahane banaye, took forever to fix. Resale value ka toh socho bhi mat. Green areas usually are just for show, congested spaces hi hote hain.
