Sohna property 'all-in' cost is a massive shock, no?
Birla Estates Sohna 2BHK for downsizing. All-in cost is a shock. Stamp duty, PLC, parking inflate it. Are these extras negotiable, or fixed? What hidden charges caught you?

For Birla Estates Sohna specifically, most of these charges like PLC, EDC/IDC, and IGST are indeed fixed and non-negotiable from the builder's side
It's not just Sohna, this is the reality across Gurugram. Builders quote a low base price to attract, then hit you with a long list of extras. I almost booked a place near Baliawas, and the 'all-in' cost was easily 30% higher than what was initially advertised. The sales guy kept saying 'market rate hai sir, sab jagah yahi hai'. It's so frustrating for budget-conscious buyers like us. How do you even compare projects when the hidden costs are so opaque?
U6, it ended up being around 13,500-14,000 per sqft for a mid-floor unit. The base was shown as 10,000. Current market in Gurugram is seeing a lot of these inflated 'all-in' costs because demand is high, and builders know people are ready to pay a premium for good locations.
Exactly! So U5, for that Baliawas project, what was the actual per sqft rate after all these add-ons?
Birla Estates Sohna 2BHK for downsizing. All-in cost is a massive shock. Stamp duty, PLC, parking inflate it so much, it's almost 20-25% over the base price. Are these extras truly non-negotiable, or is there some wiggle room with the builder? What hidden charges caught you off guard when you were buying, especially in the NCR region?
Haan, these charges are mostly fixed, especially stamp duty. PLC depends on the project's demand and location premium. My biggest shock was the 'IFMS' (Interest Free Maintenance Security) – it's basically a deposit that sits with the RWA forever, and it was a significant amount. Builder usually doesn't highlight it upfront.
Honestly, these 'all-in' costs are designed to shock us first-time buyers. I was looking at a project on Airport Road a couple of years back. Besides the obvious, they added 'Club Membership Fees' which was a hefty lump sum, and an 'Advance Maintenance Deposit' for 2 years! These really add up. Always ask for a detailed cost sheet, not just the base price.
Totally agree with you, bhai! My experience was similar with another builder near Badshahpur. Stamp duty and registration are government fixed, no escape. But PLC and parking, sometimes they bundle it or give a small discount if you push hard. Don't expect miracles though.
