₹1.8 Cr for a 3BHK in Sector 99 from New Door Homes. I'm based in Dubai and can't do site visits easily. But the final possession statement had so many hidden charges like club membership, IFMS, and power backup installation. Total cost shot up by nearly 10-12 lakhs! Is this normal in Sohna? What other charges should I look out for, especially for an NRI investor?

Yaar, this is exactly what I'm scared of! ₹1.8 Cr is already a huge sum, and then another 10-12 lakhs extra? Builders always have these hidden costs. I was looking at a project near Badshahpur and the sales guy was very vague about 'other charges'. Is there no way to avoid this?
No, unfortunately, hidden charges are almost unavoidable in Sohna. Always budget 10-15% extra.
Totally agree, U1! They make it sound like a great deal initially, but then these charges pop up. For your question, most builders include IFMS, club, and power backup as standard, but they should be disclosed upfront. RERA was supposed to fix this, but often the detailed cost sheet only comes much later. Very frustrating.
