Sohna property negotiation: Am I asking too much?
Negotiating with these builders in Sohna feels like a total joke sometimes. I'm in real estate myself, but buying for my own investment feels completely different. I've been looking at a 2BHK around the SPR corridor, maybe even towards New Gurugram sectors, aiming for that ₹1.2 Cr mark. Saw a Godrej project and a BST Developers one. Builders always quote these 'fixed prices', but off the record, everyone knows there's wiggle room. How much can you *actually* push them for? Is a 5-7% discount realistic, or am I dreaming? Also, seeing a lot of pre-launch offers. Are those real discounts or just marketing spin to get early money? I know about the super area vs carpet area games, but what about the actual property price? What's the real all-in cost for a 2BHK near SPR once you factor in PLC, parking, and all the hidden charges that pop up closer to possession? Wondering if I should just look at secondary market deals in DLF Phase 1 instead, might have more negotiation power there. Any recent experiences?

Totally feel you, bhai! Builders ka toh apna hi game hai. 'Fixed price' bolenge aur phir agents se pata chalta hai ki 2-3% toh normally de hi dete hain. Godrej projects mein bhi same scene hai kya? I'm looking at one near Sector 89, same budget ₹1.2 Cr for a 2BHK. Bohut confusion hai.
