Budget for Sohna Sector 99, 2BHK, looking at Signature Global. Everyone says negotiate, but I think builders just shift costs. Is it even possible to get a real discount ya sab hidden charges mein adjust ho jaata hai? Change my mind.

I agree with U11, year-end or festive offers can be genuinely good, but you need to be careful. Sometimes they just repackage old deals. For Sohna 99, I've seen Signature Global offering some modular kitchen upgrades or ACs, not direct price cuts much. My broker said current effective rate could be pushed to 6700 psf if you're serious and ready to close fast.
Negotiate now! Market is slow, leverage that.
Waiting for year-end offers is a good strategy if you're not in a hurry. Builders usually clear inventory then. Per sqft for 2BHK in Sig Global 99 is around 6800-7200 from what I've heard recently.
Bhai, discounts are often a marketing gimmick. I booked a 3BHK in Sector 95 a couple of years back. They gave a 'launch discount' but then delayed possession by 18 months, and the quality is just okay. My friend who waited got a better deal during a distress sale. Always check the RERA possession date vs actual delivery.
Exactly! And the 'quality is okay' part hits home. They compromise on materials to recover costs. Did you get any compensation for the delay?
RERA possession date is a joke sometimes. My project is 2 years late.
Nahi yaar, I think it's possible. My cousin got a good deal in Signature Global's other project near Badshahpur last year. You just need to push hard and maybe involve a good broker. Don't give up hope so easily!
Totally agree with U1! Mera bhi yahi doubt hai. They show big discounts but then maintenance, PLC, EDC, IDC ke naam pe sab recover kar lete hain. Sohna mein toh especially yeh common hai. Real discount milna mushkil hai.

I think the 'discount' is just them showing you a higher rate initially and then 'reducing' it to the actual market rate. I saw this with a project near Airport Road (Gurgaon side). They'll say 10% off, but the original price was inflated anyway. Always check comparable properties.
Dekho, base price pe discount kam milta hai. Builders usually play with amenities, parking, IFMS charges. Try to get a fixed all-inclusive price, then compare.
