Sohna quality: What builders don't tell you
I work in real estate but buying for myself is different, you know? Was supposed to decide by last month but I'm still stuck on Sohna projects. I'm looking at Emaar Marbella. What's the real story on construction quality after a year or two? I mean, actual cracks, seepage, fitting issues, not just brochure stuff. Also, for residents there, are the maintenance charges really worth the service you get? Or is it just all show and no substance once you move in?

My cousin bought in a 'premium' project in Badshahpur just two years ago, not Emaar but a big name. Within a year, cracks started appearing in the bathroom tiles, and a major damp patch in the living room wall. Builder ne bol diya warranty period over, ab khud karwao. This is why I'm so wary of these 'completed' projects. RERA number is there, but what recourse do you really have later? Emaar Marbella ka RERA hai 307 OF 2017. Kya ismein kuch help milegi agar quality issues aaye?
RERA definitely helps, U8, especially if issues are reported within the defect liability period, which is usually 5 years for structural defects. But you have to be persistent. Emaar Marbella being registered in 2017 means it's an older project, and construction would have started around then. The quality depends more on the contractor they hired and supervision. Current market mein toh builders thoda better kar rahe hain due to competition, but older projects can be a mixed bag.
Haan bhai, RERA ka bhi ek limit hai. Once you move in, it's a fight. Mere ek dost ke saath bhi similar hua tha Aerocity ke paas.
Exactly my fear, U4! These builders just wash their hands off after possession. RERA is good for delays, but construction quality issues after a year or two, that's a grey area. What was the builder in Badshahpur? Just curious to avoid them. And for Emaar Marbella, the RERA number 307 OF 2017 means it was registered way back. Does that mean old quality standards?
Price to bahut zyada lag raha hai. For a first-time buyer, it's a huge risk. Sohna is still developing.
Sohna in general has this reputation, no? Builders promise the moon, deliver a rock. Emaar Marbella ka price range toh dekho, ₹12.9 Cr se ₹15 Cr. For that kind of money, you'd expect perfection. But knowing our market, chances are you'll find some corner cutting.

Totally agree with U6. Maintenance is a huge issue. Often it's all show for the first few months, then things just drag. Mera bhai Baliawas mein hai, same story. High charges, slow service.
