The whole Sohna market is tricky right now. Gurugram main market mein toh prices thode stable hain, but Sohna mein it depends heavily on the builder's reputation and actual delivery. Reputed Test A ke 40 units hain, toh society chhoti hogi. Aise mein maintenance ka burden bhi zyada hota hai agar builder support na kare. Long-term ROI ke liye sirf construction quality nahi, society management aur builder ka post-handover support bhi dekhna padta hai. Bahut risk hai, especially for first-time investors who are looking for rental income.

Ghost amenities are a real thing. Brochure mein sab hota hai, site pe jaao toh bas construction waste milega. Happened with my friend in a project near Airport Road.

Possession ke 6 mahine baad hi kitchen sink ke paas leakage shuru ho gayi. Amenities ka toh poocho hi mat, swimming pool banaya hi nahi, bas brochure mein tha. Resale mein value itni gir gayi ki ab woh bas loss mein nikalne ka soch rahe hain. Sohna mein bhi same pattern follow ho sakta hai, be very careful.
