posted on 9 MaySohna RERA: What's the real ground reality for complaints?
Honestly, I thought I knew all the tricks, but buying for myself in Sohna is completely different. I'm looking at a 3BHK, maybe around Golf Course Extension, even considered Hermitage Apartment. Prices are hitting ₹2 Cr+, so I can't afford any legal mess. I'm checking RERA registration for Shubham Estates and others, but how deep can you actually dig into a builder's legal track record? Beyond just the RERA number, what are the red flags? I'm worried about title verification steps that people often miss. Is RERA truly effective for complaints here, or is it just a paper tiger? Has anyone had actual success with RERA for delays in Sohna?

So, the consensus is RERA is slow for complaints, and builder track record is key. What about checking court cases against the builder or directors? Is there a public portal for that? That might be a better way to gauge their legal history beyond just RERA.
Agreed! Lawyer fees will be less than a lifetime of legal battles with a shady builder.
That's a good point! Court cases are definitely a red flag. I don't know about a public portal, but a good property lawyer should be able to dig this up. It's an extra cost, but probably worth it for such a big investment.
Current market mein Gurugram side investment bahut risky hai, especially with new builders.
For Shubham Estates, the zero projects data is alarming. How are they even getting RERA registration without a past record? This is something we need to investigate. Maybe they are new, but still, for a 2 Cr+ investment, you need solid proof of delivery. Don't fall for fancy brochures. Always ask for Occupancy Certificate (OC) of their *previous* projects, even if they say they are new – there must be some experience somewhere.
RERA is good for showing if a project is registered, but for complaints, it's a long process. I heard of a case in Baharampur Naya where a builder delayed for 3 years, and RERA's order came after 2 years. By then, the builder had already shifted funds. Sohna mein delays are common.
Haan, delays toh normal ho gaye hain. Mere uncle ne Airport Road pe ek flat book kiya tha, 2018 ka possession tha, abhi tak complete nahi hua. RERA mein complaint daali hai, but hearing dates hi aati rehti hain. Builder bolta hai construction cost badh gayi, material shortage hai. It's a never-ending cycle, especially for first-time buyers like us.
Exactly! Just a paper tiger, as OP said. What's the point then?
Bhai, you've hit the nail on the head. Sohna RERA ka ground reality is very confusing. I'm also looking in that area, maybe near Badshahpur, and the prices are crazy for what you get. Shubham Estates ka toh maine bhi check kiya tha, they have zero projects listed on RERA. How can you even trust a builder with no track record? This is exactly why I'm scared. Title verification is a huge headache, my lawyer says it's crucial to check for old disputes and encumbrances. RERA portal pe sirf basic info milti hai, usse zyada kuch nahi.
Totally agree. Mere dost ne Basai mein ek plot liya tha, title mein issue nikla baad mein. RERA ne bhi zyada help nahi ki. Lawyer ne bola tha ki land records office se sab check karwao, not just RERA.
Zero projects? That's a massive red flag yaar! Pehle hi doubt ho raha tha.
