Sohna resale reality: What nobody tells you
Just got possession of my unit in Paramount Luxury Ansal Esencia a few months back. Everyone glorifies Sohna's future, but honestly, the resale market yahan pe itna liquid nahi lag raha. My unit ka rental yield bhi expected se kam hai. Capital appreciation toh bilkul slow hai. Matlab, exit strategy kya hogi? Change my mind.

This is a reality check for many of us who are considering Sohna. Builder aur brokers toh bas future ki tasveer dikhate hain. Koi yeh nahi batata ki already completed projects ka kya haal hai. Is the 3.3 Cr price for a 2BHK or 3BHK? That seems really high for a 2015 project in Sohna.
Mujhe toh lagta hai Sohna is only for long-term investors, like 10+ years. For someone looking for quick appreciation or decent rental income, it's a trap. My colleague bought in a different project near the Airport Road side of Gurgaon and is getting almost double the rental yield you mentioned. Sohna ki problem connectivity aur employment hubs ki doori hai.
Connectivity is a big point. The Sohna Elevated Corridor helped, but it's still a drive. For daily commuters, it's a pain. Many of my friends prefer areas closer to the city centre even if it means smaller homes. This impacts rental demand directly.
I agree with U3. My brother invested in an apartment in Aerocity and the returns are phenomenal compared to what I'm hearing about Sohna. Gurugram ka main problem affordability hai, but at least there's genuine demand. Sohna mein toh sab speculative lagta hai.
10+ years is a long time to block capital, especially if the appreciation isn't guaranteed. With only 4 units in your project, Paramount Luxury Ansal Esencia, liquidity will always be an issue. Less supply, but also less demand if the area itself isn't developed enough. What was the rationale behind buying such a niche project?
Sahi pakde ho! Sohna is all hype, no substance. My agent kept pushing it, saying it's the next big thing after Gurugram. But when I checked actual resale listings near Badshahpur and Baharampur Naya, the prices weren't moving much. This 'future growth' seems very far off.
Exactly! I visited a few sites near Badshahpur and the infrastructure is just not there yet. Roads are okay, but social amenities? Forget about it. Who will rent or buy there if there are no good schools or hospitals nearby? This is a huge concern for first-time buyers like us.

Bhai, 3.3 Cr for Sohna? That's quite steep. Did you check the RERA status? I heard some older projects there didn't have RERA number, which can be tricky for resale. This project was completed in 2015, right?
U1, maine toh resale mein liya tha. Price was around 3.3 Cr. Aisa laga ki prime location hai and future mein badhega, but ab lag raha hai phans gaya. Rental yield 2% bhi nahi aa raha. Bahut tension ho rahi hai.
