Budget finalised, loan pre-approved — now stuck. Sohna Road (70-90) mein next 3-5 saal mein investment potential kitna hai? I work in real estate, but for myself, builders ke appreciation forecasts sab jhooth lagte hain. Real ROI milega kya, ya sirf hype hai?

Sab sunke toh mera budget aur kam lagne laga hai. Sohna Road se better options Gurgaon ke andar hi milenge kya?
U3, realistically, for 3-5 years, maybe 5-7% annual appreciation if you're lucky and the market picks up. Double-digit returns are definitely a myth unless it's a very unique, prime property. U5, yes, the Gurugram market is consolidating. New launches are struggling with absorption, and Sohna Road, being a developing corridor, feels the pinch more. Don't expect pre-pandemic growth numbers.
Honestly, as someone who booked a flat in a reputed project on Sohna Road two years back, I can tell you the ground reality. The RERA possession date was last December, but abhi tak construction aadha bhi nahi hua hai. Builder bas dates extend kar raha hai. The promised amenities are still on paper. I've seen prices drop in resale for some older projects further down. Just check the RERA portal for project delays, it's an eye-opener and will show you the real picture.
I don't completely agree. Sohna Road *does* have potential, but it's long-term, not 3-5 years. The Southern Peripheral Road (SPR) connectivity and upcoming development around it will eventually drive value. My cousin invested near Baliawas 5 years ago, and he's seeing decent, not phenomenal, returns now. Patience is key.
Long-term means how long? 10 years? We need returns sooner than that, for our first home!
But right now, the Gurugram market itself is a bit slow, isn't it? Especially for new launches. How does that affect Sohna Road specifically, given it's still developing?
Bhai, you hit the nail on the head! Sohna Road is being pushed so hard by brokers and builders, it's suspicious. I've been tracking prices near Badshahpur and further down, the growth is nowhere near what they promise. Mera ek friend ne wahan 2 saal pehle liya tha, abhi bhi resale value mein struggle kar raha hai. Lagta hai sab hype hai, connectivity issues toh abhi bhi hain. Infrastructure ki kami toh hai hi.
Exactly! So what's the real appreciation potential we should expect, realistically, in 3-5 years? Double-digit returns are a myth, right?
Absolutely! I visited a few projects near Baharampur Naya, and the infrastructure is just not there yet. Builders will show you fancy brochures, but ground reality is different. Where are the schools, hospitals, proper markets? For first-time buyers like us, it feels like a trap.
