Sohna Road current asking rates are completely detached from reality
Spent the whole Sunday checking out options in Sector 49 on Sohna Road. Landlord ne firse rent badha diya so thought finally taking the plunge makes sense, fed up of renting honestly. But rates dekh ke dimag ghum gaya. Jo flat barely 1.5 years ago was around ₹1.1 Cr, now sellers won't budge below ₹1.65 Cr... actually wait, one guy quoted ₹1.8 Cr without blinking! EMI vs rent math totally break ho gaya hai. Has anyone bought here recently? Is it stupid to enter at these peak rates or will Sohna Road prices just keep climbing?

I don't think there is any right or wrong decision right now honestly, both sides feel risky. If you buy at 1.7 Cr and market corrects even 10%, you are stuck with huge interest on an overvalued asset, but if you wait, landlords will keep squeezing you every 11 months. Did you end up putting an offer on any of those Sector 49 flats or did you decide to walk away?
Same here yaar, bilkul helpless lagta hai. Sometimes I think maybe moving towards Airport Road (Gurgaon side) or Dwarka Expressway makes better sense, but there too prices jumped crazy high. Par rent badhte dekh kar bhi gussa aata hai, landlord asked for 15% hike yesterday itself.
Exactly, FOMO creates panic! My parents are constantly pushing me ki abhi le lo warna Gurgaon me kabhi ghar nahi le paoge. We went to see a property near Baharampur Naya last week, even there builders are quoting 1.3 Cr for basic 2.5 BHK units. My wife and I calculated our monthly budget, after paying 1.1 lakh EMI, we will barely have 25,000 left for emergency savings and household kharcha. What if someone loses their job? Ye tension me neend ud gayi hai meri. Is anyone negotiating at all or are people paying sticker price blindly?
Sahi me, nobody is negotiating even 1 lakh! A broker told me flat out that if I negotiate, he has three NRI buyers from US who will buy without even visiting the site. It makes me feel so small and underprepared.
Negotiation room bilkul zero bolte hain face pe. They literally show you another buyer standing right behind you with a token cheque ready to sign.
Bhai Badshahpur crossing ke paas jam itna rehta hai ki daily commute will become pure torture. Though rates are somewhat lower around 8,000-9,000 per sqft compared to 12,000+ in prime Sector 49. But honestly, even at those rates, 50k rent versus 1.3 lakh ki EMI makes zero financial sense right now. Gurugram market pura FOMO pe chal raha hai currently, every broker is saying agle saal rate aur double hoga.
Bhai 1.8 Cr for Sector 49? Sunke hi paseene chhoot gaye. I was planning to check out Sispal Vihar side next weekend, but if this is the reality, meri toh savings down payment me hi khatam ho jayegi. Did you check older societies like Orchid Petals or is this fresh inventory?
Renovation cost is what scares me the most yaar. Bank only funds the flat value, interior ka cash kahan se layenge hum log? Ek broker told me Badshahpur side thoda sasta mil sakta hai, but I don't know if that area is safe for late night travel from Cyber City.
I checked Orchid Petals last month itself, bhai wahan bhi 3BHK ke liye 1.7 Cr se neeche koi baat nahi kar raha. Upar se renovation me 15-20 lakh alag lagao. It is terrifying for first-time buyers like us honestly.
