The Gurugram market is currently seeing a lot of demand, especially for ready-to-move or near-possession properties. Builders are capitalising on this. These PLC/EDC charges, while legitimate to an extent, become a tool to extract more. It's less about 'hidden' and more about 'misleading' sales practices. They bank on our desperation to own a home. It's tough out there, guys. Due diligence and reading every single line of the agreement is the only way to protect yourself.

U9, still pending. Builder ne abhi tak OC (Occupancy Certificate) nahi liya hai, so possession date keep getting pushed. Bahut mental stress hai usko.

Hidden charges nahi hain technically. PLC is for specific views or floor preferences, and EDC/IDC (Internal Development Charges) are government levies for infrastructure development. The problem is, builders often don't highlight these clearly in the initial discussions or quotes. They just put it in the fine print of the agreement. You have to be super careful and ask for a detailed breakup from day one, including all possible charges till possession. RERA has brought some transparency, but still, buyer beware!

The best bet is to get an absolute, all-inclusive price sheet *before* booking and have a lawyer review the BBA for any such clauses.
