I've heard stories about construction quality slipping after a year – cracks, seepage, fittings breaking. My current place has this issue, and I'm trying to figure out how to spot it early. I'm also wondering about the actual value of maintenance charges versus the service received. Is the clubhouse used, or just for show? I feel like checking the *back* of buildings, not just the show flat, and asking about resident committees might be a good hack. Any insights on this, especially for Emaar Palm Gardens?
