Visited M3M's project near Bhondsi last weekend. The super area vs carpet area difference felt massive. Builders claim so much, but actual usable space seems way less. Is this a common trap in Sohna projects, especially around the Golf Course Extension? I'm looking at a 3BHK for around ₹2.2 Cr, but if the carpet area is so low, the effective per sqft rate shoots up. Kya iska koi negotiation angle hai ya just accept it? Also, floor-rise premium ka kya scene hai, is it really worth it for an investor?

Yaar, bilkul sahi pakda hai! Main bhi last month M3M Soulitude dekhne gaya tha, Bhondsi ke paas hi. Super area sunke laga wah, itna bada flat, but carpet area dekha toh dil toot gaya. Builders sirf numbers pe khelte hain, hum jaise first-time buyers ko bewakoof banate hain. Lagta hai poora Sohna market aise hi chalta hai.
