Since January I've been shortlisting 3BHKs in Sohna, trying to upgrade from my 2BHK in Sector 82. Honestly, the prices are wild. I was looking at a project by Kashish Developers Pvt Ltd in Block E, and the super area vs carpet area thing is seriously getting to me. They're showing like 1800 sqft super area for a 3BHK but the carpet area is barely 1200 sqft. That's a huge difference, adding lakhs to the price for space I can't even use. It feels like a scam, paying for air. Is this normal practice in Sohna? How much can you actually negotiate off the quoted price when builders pull this super area trick? Or are we just stuck paying for inflated numbers?

Bhai, totally feel you! I'm also looking in Sohna, trying to find a decent 2BHK and the super area thing is insane. Builders toh bas lootne baithe hain. 1800 sqft super area for a 1200 sqft carpet area? Yeh toh seedha 50% extra charge kar rahe hain for walls and common spaces. Kaise manage karein itna budget?
