Sohna upgrade: Are these projects delivering on promises?
I'm genuinely worried about the gap between brochure promises and reality in Sohna. Currently in a 2BHK, thinking of upgrading to a 3BHK or villa. Looking at Experion Westerlies Phase 2, the marketing shows amazing amenities. But I've heard stories about clubhouses being half-baked or construction quality issues like cracks and seepage after a year. Anyone bought there? What's the real ground reality? Is the price jump worth it for what you actually get?

I'm also looking at Sohna for a 3BHK. The prices there are definitely appealing compared to main Gurugram or Aerocity. But after hearing about the total 203 units in Westerlies Phase 2, I wonder if the common areas and amenities will feel overcrowded later. What about maintenance charges after possession? Has anyone checked that?
Good point about maintenance, U7. Builders often quote low initially and then hike it aggressively. It's a hidden cost that can really pinch the budget for first-time buyers like us. And 203 units is quite a lot for a single phase.
I visited Experion Westerlies Phase 2 site last month. The location is good, near the main road. They showed us some sample flats, looked decent. But the possession date is July 2024, right? GGM/694/426/2023/38 is the RERA for it. Are they on track? Because delays are the biggest headache.
Yes, U5, the RERA is correct. But on-track doesn't always mean quality. Sometimes they just want to tick boxes. I've seen projects with good RERA status still deliver shoddy work.
I heard from a broker that construction is going on at a decent pace, but finishes might be rushed to meet the July deadline. That's where the quality issues often creep in. Be careful.
U5, that's what I'm worried about too! July 2024 is very close for an ongoing project. My friend booked in another project on Airport Road and it got delayed by two years. Any updates on construction progress from anyone?
Bhai, you're not alone. Sohna mein toh yahi haal hai sab projects ka. Brochures dikhate hain Venice, milta hai Nala Road. Experion ka track record bhi mixed suna hai. Mera ek friend Baharampur Naya mein ek project dekh raha tha, same issues there.
Haan yaar, brochure mein swimming pool Olympic size ka lagta hai, actual mein bathtub jitna bhi nahi hota. It's a huge investment, can't take risks.
Totally agree with U3. Sohna is developing fast but quality control seems to be an afterthought for many builders. My cousin faced similar issues with another builder near Badshahpur.
