Sohna's premium projects: Are amenities just brochure bait?
Sohna keeps coming up in my search for a personal flat. I'm looking at Ashley Estate Floors 6 and Anant Raj The Estate Floors. Both are ready, which is a big plus. I work in real estate, but buying for myself is different. I'm trying to cut through the marketing fluff. Ashley Estate Floors 6 is pricier, around 3.80 Cr. Anant Raj The Estate Floors is closer to 2.78 Cr. My main question is about carpet area efficiency. Do these projects genuinely give you more usable space, or is it all super area games? Also, what about amenities? Are the clubhouses and facilities at Ashley Estate actually used, or are they just for show like in so many brochures? Anant Raj seems more straightforward. Which builder has a better track record for delivering what they promise, off the record? What's the real ground reality there?

Koi bata sakta hai ki in dono projects ka actual per sqft rate kitna ban raha hai, carpet area ke hisaab se? Price difference bahut zyada lag raha hai.

U9, exact carpet area data nahi hai, but agar rough estimate lein toh, Ashley Estate (3.8 Cr) ka per sqft bahut high hoga. Anant Raj (2.78 Cr) comparatively better lagega. But without carpet area, it's just super area price. Suppose Ashley is 1800 sqft super area, that's like 21k/sqft. Anant Raj at 1600 sqft super area would be 17k/sqft. Big difference!
Honestly, amenities are mostly 'brochure bait'. I've seen so many projects, even near Airport Road side, where the fancy clubhouse is empty most of the time, the swimming pool is dirty, or the sports facilities are not maintained. For a first-time buyer, focus on the basics: location, builder's reputation for timely delivery, actual carpet area, and construction quality. Don't get swayed by the 'premium' tag and a long list of unused amenities. Your EMIs will pay for those unused amenities, trust me.
Anant Raj The Estate Floors ka price 2.78 Cr seems more reasonable for Sohna. But iska carpet area efficiency kaisa hai? Ashley Estate se compare karein toh, kya yahan real usable space milti hai ya woh bhi super area ka khel hai? Koi experience share karega?
Anant Raj ka track record toh theek hi hai generally in Gurugram. But current market conditions mein har builder thoda adjust karta hai. Carpet area ka issue har jagah hai almost. Just compare the per sq ft on carpet area, not super area.
U5, Anant Raj ke projects mein bhi 'super area games' common hain. I had a relative who booked in a similar project near Basai, and the carpet area felt much smaller than what was initially promised or implied. Always get the exact carpet area in writing and compare it to the super area ratio. Sometimes, builders add too much common area, making your usable space shrink significantly. Careful rehna is important.

Ashley Estate Floors 6 ka RERA status kya hai? Aur possession date 2023-12-01 mention kiya hai, but kya sach mein us time tak mil gaya tha? Ya builder ne aur delays kiye hain? Ye RERA 'Not Applicable' ka kya matlab hai, bro?
Totally agree with U1! Mera bhi same experience raha hai. Badshahpur mein ek project dekha tha, club house itna bada tha but hamesha khaali pada rehta tha. Builders bas marketing ke liye badi-badi baatein karte hain, actual utility kam hoti hai. Sohna mein bhi yahi haal hoga kya?
