Spent the whole Sunday checking out options in Sector 74A. I know builder tricks, but Silverglades ka all-in cost quotes mein bahut hidden charges lag rahe hain. What extra costs appeared for your Sohna property at possession?

U11 is absolutely right. The best defense is a strong offense, meaning a solid agreement. Insist on a clause that states 'no additional charges beyond what is explicitly mentioned in this agreement'. It might not always work, but it gives you a stronger position. And always keep a buffer of 10-15% over the quoted 'all-in' price for any unexpected surprises.
So, what did you end up doing, OP (U1)? Did you still go for Silverglades, or did you find another option?
The current market conditions in Gurugram are making builders desperate, which means more aggressive tactics. They're trying to recover costs and maintain margins by adding these hidden charges. Don't let them rush you. Get everything in writing, and if possible, get a lawyer to review the payment schedule and agreement before signing anything. I made the mistake of trusting verbal promises for my first flat, and it cost me a lot.
U7, bhai, it's pretty common across the board, unfortunately. Smaller builders might be more aggressive, but even big names have their ways. They quote a lower base price to attract buyers and then slowly add these 'mandatory' charges. Always ask for a detailed cost sheet, not just an 'all-in' price.
U9, 7800 psf for Baharampur Naya sounds a bit on the higher side, unless it's a very premium project with top-notch amenities. Usually, the 'convenience fee' is a red flag. Try to negotiate on PLC and floor rise charges if you can. Some builders are willing to waive off one or two smaller charges if you push hard.
This makes me so nervous! I visited a project in Baharampur Naya last month. They quoted me a base price of 6000 psf, but when I pushed for the 'all-inclusive' figure, it jumped to almost 7800 psf with all the taxes, EDC/IDC, club, power backup, and even a 'convenience fee'. Is this kind of jump normal for that area, or am I being ripped off?
U4, you're asking the right question! For my property in Sohna, I was hit with these: PLC (Preferential Location Charges) for a 'garden facing' view jo unhone bola tha free hai, then IFMS (Interest Free Maintenance Security), power backup installation charges (jo initially all-inclusive tha), and a mandatory club membership fee for 5 years! Plus, RERA registration fees and stamp duty were also higher than their initial estimate because the 'final' value they declared was higher. It all added up to almost 12-15% extra.
Is this common for all builders in Sohna or just some? I'm looking at projects near Airport Road and I'm already stressed about these hidden costs. Are the smaller builders worse?
Exactly this! My cousin bought a plot near Badshahpur and faced similar issues. They added charges for external development, even though it was supposed to be part of the basic cost. Builder ne bola tha 'yeh toh standard hai'.

Yeah, exactly! What kind of hidden charges are we talking about here specifically? Need to know what to look out for.
Silverglades? Unka track record thoda mixed hai, especially with delivery timelines and hidden costs. Heard from a friend ki unko possession ke time maintenance charges aur club membership ke naam pe kaafi extra dena pada tha. Be very careful.
Totally agree with you, bhai! My builder also pulled this stunt. Final cost was almost 10% more than what they initially quoted. So frustrating!
