Did a site visit to Soho By Bren last weekend. Project looks decent, but I'm trying to gauge the real capital appreciation potential here. The current pricing, around ₹1.38 Cr minimum, feels a bit high for the location, honestly. I've seen similar configurations from other builders in nearby areas at slightly better per sqft rates. Bren ka delivery track record toh generally theek hai, but for an ongoing project, kya long-term investor ROI justifiable hai? Has anyone tracked its price movement since launch? Matlab, pre-launch se abhi tak kitna jump aaya hai? Iska exit strategy kitna liquid hoga 5 saal baad?

Dekho, Bren is a reputed builder. Quality toh theek hi hogi. But the current market in Bengaluru is a bit tricky for high-end properties right now. Interest rates bhi upar hain. Long-term appreciation ke liye you need a strong location advantage, jo Soho By Bren mein mujhe thoda doubtful lag raha hai at this price point.
Possession date kya hai iski? Website pe kuch aur, sales rep kuch aur bata raha tha.

The current market conditions in Bengaluru, especially with rising material costs and labor shortages, make these deadlines very fragile. Better to factor in delays and potential cost overruns for interiors once you finally get possession.

Aur total units 175 hain. Construction abhi ONGOING hai. Sales team bol rahi thi ki almost 60% units sold ho gaye hain, but I'm not sure if that's accurate given the current pricing.

Totally agree with the OP. Soho By Bren ka price sunke mera budget toh hil gaya. ₹1.38 Cr minimum is a lot, especially for a first home. Is area mein kya itna appreciation potential hai jo is price ko justify karega? I'm also worried about the exit strategy.
