Soho By Bren site visit — feeling misled on amenities
Budget finalised, loan pre-approved – now stuck on Soho By Bren. We visited the site last month and the sales team really hyped up the amenities, showing us this amazing brochure. They promised a huge clubhouse, sports facilities, everything. But honestly, after talking to a couple of existing residents, it sounds like half of it isn't even fully functional or costs extra for basic access. My parents keep saying to check the fine print, and I'm starting to see why. The maintenance charges they quoted also seem low for what's supposedly on offer. Is the amenity quality genuinely good for daily use, or is it just for show? Are others facing hidden charges for things like gym access or specific sports facilities? Ab samajh nahi aa raha if it's worth the price if amenities are just on paper.

Totally agree with you! I visited Soho By Bren too and got the same vibe. The sales guy was very vague about the exact operational date for the gym and the indoor games area. He just kept saying 'soon, possession tak sab ready hoga'. My biggest fear is getting stuck with high maintenance for non-functional amenities.
That ₹5 per sqft is definitely a red flag, yaar. My previous rental society had similar charges, and even then,
They quoted around ₹5 per sqft, which seemed low for the kind of amenities they were showing. For a 2BHK, that's like ₹6-7k. But if half of it isn't working, that's just money down the drain. My friend in Akshayanagar pays almost double for similar facilities, but his are actually functional.
Haan bhai, exactly! Did you ask about the maintenance charges breakdown? What did they quote?
Oh man, I know exactly what you're talking about! We faced a similar issue with another builder near Aavalahalli a couple of years back. They showed us these grand plans for a swimming pool and a multi-purpose court, but when we visited after booking, the pool was half-built and the court was just a patch of mud. The sales guys are masters at painting a pretty picture. Always check the RERA documents and the actual site progress, not just the glossy brochures. For Soho By Bren, the RERA number is PRM/KA/RERA/1251/310/PR/200622/005011, make sure every promised amenity is listed there with specifications. Otherwise, it's just a verbal promise, which means nothing.
