Has anyone tracked its price movement since launch? Also, what's Soil Realty's delivery track record like? I'm worried about delays impacting my ROI. What kind of rental yield can one realistically expect, and how liquid is the resale market for projects like this in Pune? Any thoughts on long-term wealth creation here?

Bhai, Soil Realty ka track record mixed hai. Mere ek dost ne inke ek project mein invest kiya tha near Ambegaon Budruk 3 saal pehle, aur abhi tak possession nahi mila hai. Dates pe dates mil rahi hain. ₹3.6 Cr is a lot, aur agar delays ho gaye toh interest cost aur opportunity cost dono hi maar denge. Please check the project status very carefully, aur builder se penalties for delay ka clause clear kar lena. Don't just go by fancy brochures.
U5, 6 units hone se speed ka guarantee nahi hota. Sometimes smaller projects get stuck too. Pune real estate market mein abhi bhi thoda slowdown hai, especially for luxury segments above 3 Cr. Resale liquidity for such high-value properties can be tricky
