Sompura flat: Hidden charges eating into my ROI, need advice!

Sompura — just got possession for my 2BHK with Vrise Constructions Llp. The final costs are blowing my mind. Initially, they quoted ₹1.2 Cr for a 2BHK, but ab final bill mein OC, utility setup, aur preferential location charges (PLC) add ho gaye. Mera budget ₹1.3 Cr cross kar gaya. Matlab, yeh sab hidden charges kitne common hain Bangalore mein? I thought negotiation works here. But for these last-minute costs, they're not budging. Kya kisi ne successfully negotiate kiya hai aise charges? Yeh sab direct ROI ko hit kar rahe hain. Feeling cheated. Any advice on handling this?
