Soulace ki maintenance charges are a complete scam, honestly. Just moved in a couple months back, and the monthly bill is way higher than what they promised during booking. Matlab, amenities toh theek hain, but the RWA is charging for stuff we barely use. Builder ne bola tha ek amount, but ab it's like double for basic things. Aur OC milne ke baad bhi... yeh hidden costs ka kya karein? Anyone else facing this issue in Soulace? Ya phir I'm just unlucky?

Once the OC is received and RWA is formed, they transfer the burden. The only way is to thoroughly read your sale agreement for any clauses about maintenance escalation or RWA handover. Also, try to connect with other buyers in Soulace before possession, form a group, and collectively question these charges. Don't wait till you've moved in, that's when you lose leverage.
Wow, Soulace ka price range ₹3.7 Cr – ₹5.1 Cr hai, aur uske upar bhi itna high maintenance? This is insane. What exactly are they providing that justifies such charges? U8, that's the point. This price range usually implies top-notch facilities and transparent dealings. But maintenance-wise, Soulace seems to be on par with some ultra-luxury projects in Whitefield, which are way more expensive and offer a lot more. It just doesn't add up. Maybe the total units (266) are too few to distribute the fixed costs efficiently?
Yaar, ye toh common ho gaya hai. Mera friend Aavalahalli mein ek project mein hai, wahan bhi same kahani. Builder ne initially bola ₹3/sqft, RWA form hone ke baad seedha ₹6/sqft. Aur bolte hain ki electricity, water, security sab badh gaya hai. Amenities toh theek hain, but jo cheezein use nahi hoti unka bhi paisa dena padta hai. Bahut frustrating hai ye sab, especially for first-time buyers like us who are already stretching our budgets.

Usually, the RWA is elected by residents, so the best way is to gather all residents, form a strong RWA, and then audit the builder's accounts for maintenance. See what they are charging for and why. Sometimes, builders keep control of the RWA for a long time to push their own agenda. My uncle faced this in his society near Adigara Kallahalli; they had to fight for almost a year to get proper control and bring down charges. It needs collective effort.
U5, exactly! My biggest worry is this. Is there any legal recourse for this? Can we challenge these charges? Because the initial offer letter had a different number. With Bengaluru's property prices already so high, these extra costs just make it impossible for middle-class families. Kya karein?

Aur ye RERA number PRM/KA/RERA/1251/308/PR/150223/005723 mein kuch mention nahi hota kya iske baare mein?
Sahi kaha U3. Ye builder log ki purani trick hai. Soulace ka track record already thoda shaky hai delivery dates ko leke. I heard from a friend in Akshayanagar that their builder did the same thing. Pehle lure karte hain low maintenance bolke, phir baad mein RWA ke through inflate kar dete hain. It's a classic bait and switch.
U2, unfortunately, RERA mein sirf initial charges mention hote hain, post-possession RWA charges ka detailed breakdown usually nahi hota. Builder ne humein ₹4.5/sqft bola tha, but ab ₹8/sqft se upar ja raha hai, aur wo bhi basic amenities ke liye. Pool aur gym toh barely use hote hain, but bill mein sabka hissa hai. Meri 2BHK unit ke liye toh it's a huge jump! ₹3.7 Cr – ₹5.1 Cr ki property mein itna maintenance, it's daylight robbery.
Bhai, totally agree! Soulace mein same issue face kar raha hoon. Builder ne booking ke time kuch aur bola tha, aur ab RWA kuch aur hi charges le rahi hai. It's like they wait for you to move in, and then *bam*, hidden costs. Mera toh budget pura hila diya hai isne. Kya karein yaar?
