South City II: My floor-rise premium regret
Floor-rise premium is such a rip-off, change my mind. Just moved into Tribeca Creators LLP in South City II, paid extra for a higher floor. Honestly, views ka itna fark nahi hai. Is it really worth it for anyone?

So, for Tribeca Creators LLP in South City II, what's the general consensus? Is it a good investment or just a lifestyle buy? And what about the original poster, any update on how they're feeling after a few months of living there?
I think it depends entirely on the project and what you value. For a project with genuinely unique amenities or views (like a golf course facing unit, ya fir river view), maybe. But for a generic high-rise where 'views' just means looking at another tower, it's definitely not worth it. We need to be smarter buyers and question these premiums.
My experience in Baharampur Naya was similar. Booked a 7th floor for a decent premium, hoping for good re-sale value later. But ab lag raha hai ki shayad overpaid kar diya. The market has been slow in Gurugram lately, especially for properties beyond a certain price point. Is anyone seeing good appreciation these days for properties with high floor premiums?
U12, sahi baat hai. Gurugram market ka kya haal hai? Tribeca projects mein investment wise kaisa return expect kar sakte hain? I'm worried about my investment too.
I respectfully disagree. Higher floors get more sunlight, better ventilation, and less dust/noise. Plus, fewer mosquitos! For me, that peace of mind is worth a little extra, especially in a dense area like South City II. Think about the long-term benefits.
U9, sunlight and ventilation are fine, but 'little extra' is relative. For first-time buyers like us, every lakh matters. That 'little extra' could be the difference between a 2BHK and a 3BHK, ya fir better interiors. Mosquitos can be managed with nets, but 5-10 lakhs extra is a huge EMI burden.
Totally agree! Floor-rise premium is just another way for builders to squeeze money. My friend bought in Sector 70 and views are just okay, not worth the extra 5-7 lakhs. It's so frustrating for first-time buyers like us who are already stretching their budget.
Haan, sahi keh rahe ho. But which floor did you guys get? Aur Tribeca Creators ka toh naam suna hai, unka price per sqft waise bhi high hota hai. Is this common with other builders too, or is Tribeca just extra greedy?
