Since last year I've been eyeing properties in Gurgaon, specifically South City II. I'm based in Dubai, so ground reality check mushkil hai. What's investment potential for 3-5 years? NRI ke liye sahi rahega kya? Tenant profile kaise hain? Aur water supply ka issue kitna bada hai? Don't want headaches.

I booked a 3BHK there two years ago at ₹7800/sqft. Now brokers are quoting ₹9000-9500/sqft. Is this appreciation sustainable? I'm worried about overvaluation. Also, the builder's track record for maintenance after possession is a bit shaky, heard stories from my friends in other projects.
Rates toh badhe hain, no doubt. But sustainable hai ya nahi, that's the million-dollar question. Airport Road side mein toh aur bhi zyada prices hain.

NRI investment ke liye theek hai agar long-term vision hai. Short-term speculative returns expect mat karna. Rental yield 3-4% ke aas paas hi rehta hai. But current market conditions mein yeh bhi decent hai. What about the property appreciation, is it still good compared to, say, Badshahpur?
South City II ki location toh zabardast hai, connectivity is great. But water supply ka issue is quite real, especially during summers. Tankers pe depend karna padta hai. Tenant profile mostly bachelors ya small families hain jo nearby offices mein kaam karte hain.
Bhai, same situation here! Main bhi NRI hoon aur South City II looks good on paper. Investment potential toh hai but water problem ka sunke darr lagta hai. Koi batao please, is it manageable?
