After 35 years in our GK house, selling it next month. Kids are out, so we're eyeing a smaller 3BHK in Saket or Vasant Kunj, budget around ₹3.5 Cr. Looking at DLF, Godrej, Birla, and Tata projects. How's their construction quality after a few years? Any issues with plaster cracks or seepage? And post-booking customer support — do they actually respond?

Wow, 3.5 Cr for a 3BHK in Saket/Vasant Kunj sounds like a dream budget, but even with that, builder quality is a huge gamble these days. My uncle bought a DLF flat in Gurgaon a few years ago, initially it was all good, but now he's constantly complaining about seepage issues in the bathroom walls. Makes me so nervous for my own home search.
It's a tough situation for sure. While big names like DLF and Godrej promise a lot, the ground reality can be very different. You really need to visit projects that are 3-5 years old and talk to residents there. Don't just rely on sales brochures. And yes, post-sales support is a hit or miss. Did you manage to visit any of these projects yet, OP? What did the sales reps say about quality guarantees?
U1 is absolutely right about DLF support. My cousin booked in their Moti Nagar project, and getting any response after booking was like pulling teeth. They only care till the payment is done. So frustrating!
