South Delhi prices: Just hype or real value?

Been tracking prices for a year now and honestly, it's getting wild. Currently in a 2BHK in Dwarka, I'm thinking of upgrading to a 3BHK ya villa in South Delhi. Already have a home loan, so EMI is a big factor. Is this current price rise sustainable yaar? Vasant Kunj aur Greater Kailash mein 3BHK rates ₹1.5Cr to ₹5Cr chal rahe hain. Lagta hai correction aayega ya this is the new normal? Which areas, like Lal Bagh or Saket, offer good appreciation potential for next 2 years? DLF ya Godrej ka premium justified hai kya? Any insights?
