Should we be looking at places like Rohini or Punjabi Bagh for better long-term appreciation, even if it means compromising a bit on immediate amenities? Not sure if the math works out for anything above ₹3 Cr here.

Your wife's concern about Dwarka safety is very valid. Especially with kids, you can't compromise on that. Dwarka has some good projects but the surrounding areas can be a bit tricky. Instead of Rohini, have you looked at areas like Ghaziabad (Indirapuram) or even Gurgaon? Connectivity improved. For ₹3 Cr, you might get something really good there, maybe even a villa in Ansal Villas type areas if you expand your search radius a bit.

Ghaziabad is too far for my office in CP. Gurgaon is also a stretch. My dilemma is similar, want good schools and safe environment. Dwarka was a backup but the safety point really hit home. What about the new sectors in Dwarka, are they any better?
Dekho, South Delhi is South Delhi for a reason. Appreciation might not be 20% every year like before, but it's stable. You're paying for the legacy, the infrastructure, and the social fabric. Rohini ya Punjabi Bagh mein shayad short-term gains mil jayein, par woh feel aur status South Delhi wala nahi milega. Have patience.
U5, Anand Niketan mein mere uncle ne 10 saal pehle liya tha, ab double se zyada ho gaya hai. But that was 10 years ago. Abhi next 5 years mein double hoga, doubtful. Maybe 30-40% max. Still better than most other places.

Haan, sahi kaha. My agent even showed me a place in Alaknanda, same story. Prices are just not making sense for the amenities.
Totally relate, bhai! Hum bhi Vasant Kunj mein dekh rahe hain aur budget ₹2.8 Cr hai, but kuch mil hi nahi raha. Jo mil raha hai, woh ya toh bohot purana hai ya price itna high hai ki EMI soch ke hi darr lagta hai. Lagta hai South Delhi ka bubble burst hone wala hai, ya already ho gaya hai.
