After kids moved out, we're finally downsizing. Looking at 2BHK flats in South Extension I, budget 3-4 Cr. Want something manageable, low maintenance, good society. What's daily life really like there? Peaceful or noisy? How effective are RWAs? Are maintenance charges justified, or are there hidden costs?

South Ex I is a premium location, so expect premium pricing and potentially higher hidden costs. RWA effectiveness depends entirely on the specific society. Always get all charges in writing before finalising anything.
Currently, Delhi real estate market mein prices are soaring, especially in South Delhi. 3-4 Cr for a good 2BHK in South Ex I is definitely on the lower side for something with modern amenities and good RWA. I'd suggest looking at areas like Alaknanda, thoda better value mil sakta hai wahan. Connectivity bhi achhi hai aur slightly quieter hai.
Haan U11, Alaknanda ki connectivity achhi hai, metro station paas mein hai aur buses bhi chalti hain. South Ex jitna hustle-bustle nahi hai, toh peaceful life ke liye accha option hai. But again, you need to check the specific society's RWA.

South Ex I ka idea achha hai, prime location. RWA ki effectiveness society to society vary karti hai. Humne Anand Niketan mein ek property dekhi thi, wahan ka RWA bahut strict tha, park clean, security tight. Maintenance high thi but justified lag rahi thi for the quality of life. South Ex I mein bhi agar strong RWA mil gaya toh life easy ho jaati hai.
Hidden costs ka toh darr laga rehta hai. Maintenance charges ke alawa aur kya-kya extra maangte hain? Jaise parking ke liye alag se payment, ya society fund mein koi lump sum contribution? Is it common there?
U9, bilkul sahi keh rahe ho. Maintenance charges bhi suddenly badha dete hain. Mere ek relative ka experience hai, initially kam batate hain phir 2 saal mein double kar dete hain. RWA ki meeting mein jaao toh koi sunta nahi. Bahut dhyaan se dekhna padega ye sab.
Society fund ka toh pocho hi mat! Humne Anand Vihar mein ek property dekhi thi, unhone possession se pehle hi 2 lakh ka 'corpus fund' maang liya tha, totally unexpected. Ye sab pehle hi confirm kar lena chahiye.
Parking usually extra hi hoti hai, U2. Depends on the builder/society. Sometimes it's included, but mostly it's a separate charge, often negotiable.
South Ex I mein 3-4 Cr mein 2BHK? Bhai, budget thoda tight nahi lag raha? Aajkal toh chhote apartments ke bhi rate aasman chhoo rahe hain. Hidden costs toh har jagah hain, bas pata nahi chalta pehle.
Actually, U1, agar aap thoda old construction ya builder floor dekhoge toh mil sakta hai. But then society amenities ka compromise karna padega. Modern societies toh isse bhi upar ja rahi hain.
Sahi kaha, U1. Iss budget mein South Ex I mein decent 2BHK milna bahut mushkil hai. Bahut dekh chuka hu, ya toh bahut purani property milti hai ya size mein compromise karna padta hai.
