South Extension 3BHK: Hidden charges shocker
Visited a CGHS Group project in South Extension last Saturday for a 3BHK and honestly, the hidden costs are insane. Brochure showed a decent price, I was thinking around ₹2Cr for a good 3BHK, but then the agent started piling on. Not just stamp duty and registration, which I planned for. They added PLC for a park-facing unit, mandatory covered parking, IFMS, development charges, and even some 'club membership' fee. The "all-in" cost jumped by almost ₹25 lakhs! I'm currently in a 2BHK, planning to upgrade, and already have a home loan. This extra chunk just feels like a rip-off. Did anyone else face this with builders like CGHS or Omaxe in Delhi? How do you factor these hidden charges into your budget? Is there any way to negotiate these down or are they fixed?
