Southern Peripheral Road prices are already past their prime, waiting is smarter.
Spent the whole Sunday checking out options in Gurgaon online, especially around Southern Peripheral Road. I'm based in Dubai, so site visits mushkil hain. My broker says SPR mein prices last 1-2 saal mein kaafi badh gaye hain, like 25-30% in some projects near Sector 79. Honestly, not sure if this is the peak now. Should I wait for a dip, ya abhi bhi entry point sahi hai? Worried about the legal clarity and then managing a rental property from so far. Any advice on good property managers or how to handle power of attorney?

Dekho, market cyclical hota hai. SPR mein growth hui hai, no doubt. But current market conditions mein interest rates high hain, aur liquidity thodi tight hai. Builders ke paas inventory bhi hai. Thoda wait karne se shayad better deals mil sakti hain, ya at least price correction ka chance hai. But property is also long term. If you find something with clear titles and good connectivity at a decent price, it might still be a good entry. Legal due diligence aur rental management ka plan pehle se banana bahut zaroori hai, especially if you're not here.

Remote management ka issue toh real hai. Main bhi NRI hun aur Baliawas mein ek plot liya tha, soch raha tha build karunga. Par manage karna itna tough hai. Power of Attorney ka process bhi headache hai, aur phir property manager dhundna jo trustworthy ho. Most just want their cut and don't care about the property. Gurgaon mein toh especially, bahut scams hote hain. Someone suggested Badshahpur for rental yield, but again, management is key.
Property managers are a hit or miss. My uncle had a bad experience near Airport Road. The best bet is a close family member or a very well-vetted local agent who comes highly recommended by others. Don't just pick one from Google, that's a recipe for disaster from abroad.

POA ke liye best hai ki kisi relative ko do, jo India mein ho aur trustable ho. Aur property managers ke liye, proper background check karwao. Kuch companies hain jo specialise karti hain NRI properties manage karne mein, but unki fees bhi high hoti hain. Worth it if you want peace of mind.
Yaar, I wish I had bought something in SPR 2 years back. Tab log bolte the it's too far, connectivity nahi hai. Ab wahi log bol rahe hain rate high hain. My cousin booked a 3BHK in a project near Sector 84 at 7500 per sqft then, ab wahi project 11000 cross kar gaya hai. I missed the bus, and now I'm also wondering if it's the peak. Legal clarity ka issue toh hamesha rehta hai, especially with some newer builders.

Haan, legal clarity ek major concern hai. Especially for projects jo bahut jaldi launch ho jaate hain. Maine suna hai kuch builders ke approvals pending hote hain. Jaise Arun Gaur And CO, unka toh record hi zero projects ka hai, toh unki taraf se toh aur bhi beware rehna chahiye. Always check RERA and all documents thoroughly.

Totally agree! SPR mein ab woh value for money nahi rahi. Mere ek friend ne bhi recently dekha tha, bol raha tha rate bahut upar chale gaye hain. Better to wait or explore other emerging areas like Baharampur Naya. Wahan abhi bhi thoda scope hai for appreciation.
