Did a site visit to Spark Divine last weekend, and honestly, the project looks decent. I'm weighing it for investment, specifically long-term resale potential. Anyone here already invested or seen recent transactions? What's the ground reality for capital appreciation? I saw some older listings, but not many active resales, makes me wonder about liquidity. The current pricing, like a 2BHK at ₹95L, seems a bit high, not sure if there’s much upside left after launch prices. Also, what's the builder's track record on delivery timelines? Don't want to get stuck with delays affecting my exit plan. Any insights on actual rental yields people are getting around there? Trying to figure out an exit strategy for 5-7 years down the line.
