Since January I've been shortlisting flats in Ghaziabad. I'm based in Dubai, so ground reality on SPLS Grah Awas Yojna's construction quality is crucial for resale. Are maintenance charges reasonable for the actual services? Does the build quality hold up after a year?

Dekho, every project has its pros and cons. SPLS Grah Awas Yojna being completed is a relief from project delays. But the concerns about long-term build quality and maintenance are very real. If you're based in Dubai and can't do frequent checks, it's a huge risk. Maybe look for projects by more reputed builders even if they are slightly above your budget or need a little waiting.
I did some digging on RERA for SPLS Grah Awas Yojna. It is indeed completed, which is rare for many builders in Ghaziabad these days. But the price range of ₹26 L – ₹30 L for a 1BHK/2BHK in that area, considering the general market sentiment in Ghaziabad, feels a bit on the higher side if the construction quality is truly questionable. Market is slow, buyers are very cautious. Do you think this price range is justified given the builder's reputation and potential future issues?
This is the reality. Completed doesn't always mean good quality.
Exactly! My cousin was looking at a SPLS project way back in 2018. They promised so much, but the final product was just... bad. Cracks in walls within months, plumbing issues, cheap fittings. He ended up selling it at a loss after 3 years because no one wanted to pay market rate for a house that needed constant repairs. Save yourself the headache, bhai, don't just look at the 'completed' tag.
No, that price isn't justified at all, especially not for a builder with a shaky track record. For ₹26-30 L, you can find better options in established societies in Ghaziabad, maybe a bit further out but with peace of mind. Resale is all about trust and quality, which SPLS lacks.
Yaar, but SPLS Grah Awas Yojna is already completed, right? That's a big plus for me. My friend booked in another project in Ahinsa Khand II, and it's been delayed by two years. So, a completed project seems safer. What about the actual maintenance charges, are they charging too much for basic services?
Sahi baat hai. My uncle faced similar issues in their project near Afzalpur. Maintenance is a headache.
Haan, completed project ka advantage hai, no doubt. But maintenance charges for SPLS are often a hidden cost. They start low, then suddenly hike them citing 'premium services' jo kabhi milti nahi. Build quality doesn't hold up, so you end up paying for repairs from your pocket. Resale value will definitely take a hit.
Totally agree with the previous comment. SPLS ka naam sunke hi tension ho jaati hai.
Bhai, SPLS toh sunte hi darr lagta hai. My cousin almost bought a flat from them near Abhay Khand a couple of years back. Luckily, he backed out. The reviews about their older projects are just terrible, especially construction quality. Expect delays and then sub-par finishing. For resale, this is a huge red flag, especially if you're looking for appreciation.
