SPLS Grah Awas Yojna's resale market is completely stagnant

I'm in real estate, but my own SPLS Grah Awas Yojna investment frustrates me. Promised capital appreciation is a joke. Finding serious buyers for resale is incredibly tough; liquidity feels non-existent. What's your actual ROI here? Are others facing this issue too?
